What will it cost to have my office cleaned?
As we’re sure you’ve found out by now, a pricing page in the office cleaning business is virtually unheard of. It is very difficult and to just have one set price per square foot. It’s even more difficult to just give a price over the phone. Too many factors go into the quote for a simple pricing model to work.
Subsequently, most, if not all, janitorial companies avoid the subject of pricing altogether. This tends to leave you completely in the dark about what to expect. Even a ballpark figure or a range is better than nothing at all. That’s why we decided to run a few case studies as examples for what we charged and why.
How we are comparing the size of the buildings
We are not including square footage in these studies because it’s usually too difficult to imagine the actual size of a building using this measurement. Because everyone can imagine the approximate size of a typical McDonald’s® fast food restaurant, we will use these as examples. McDonald’s® is a registered trademark of the McDonald’s Corporation.
The following are real case studies of office buildings in Birmingham as well as the quotes we gave, and won.
1st Case Study
Our first building is a strip style layout (several units in a long row with a shared parking lot) and we clean one of the units.
The company packs and delivers medical supplies for use in specific medical procedures so, they do lots of shipping and receiving as well as logistics.
They have a large receiving and distribution room (most used), conference, front lobby, large walk through open area (about the size of four private offices), 2 small offices (1 lightly used), and 2 small loading bays.
This client must maintain high standards for cleanliness because of their industry. Dust absolutely can not build up, we are restricted to specific cleaning agents, and we provide full service to this client. Being a distribution hub, there’s really not much furniture, decorations, pictures, etc.
We also have clients with larger populations but similar building size for around the same price.
2nd Case Study
This is a two story office building with no elevator.
The company is a tech firm providing software and mobile apps to the insurance industry.
Note: Most of the rooms upstairs are not used yet and we have excluded them from this list as they were not included in our bid. However, they do get cleaned once per month.
They have a large private office (the size of 2 offices), lobby, large cubical room (24 cubicles, 17 used – the others accumulate dust and spots regardless), kitchen (we restock coffee, soda, etc.), 2 conference rooms (1 large 24 chair and 1 small 3 chair – both used daily), 2 restrooms (main use), stairwell, 2 restrooms upstairs (Men’s gets used regularly), and an office upstairs that is occupied.
We provide full service to this client.
3rd Case Study
This is a preschool with 4 separate buildings.
The organization provides education for ages 2-6.
They have a lobby, gym (separate building), library (separate building), small lunchroom, kitchen, break room, 2 offices, 10 classrooms (5 of which are double in size and used as 2), and 17 restrooms.
We provide trash removal, sweeping, mopping, restroom sanitation / restocking, and vacuuming to this client as well as weekly services such as reglit glass cleaning, high dusting, and detail kitchen cleaning. This is a very tough account because of the type (kids) and amount of population.
These prices were based on these individual’s actual conditions and needs, how long it takes to clean their facility, as well as several other factors.
